We specialize in luxury property management in McKinney and select surrounding areas of North Texas. While our primary focus is here, we are always exploring opportunities to expand our reach within the Texas luxury market.

How do I visit a home?

How long before I move in should I start my search?

For optimal selection, begin your luxury home search 4 to 6 weeks prior to your move. Application decisions are typically provided within 72 hours, and lease commencement is required within 12 days of approval.

Do you have homes in Homeowners Associations (HOAs)?

Select luxury homes in our portfolio are located within master-planned communities with Homeowners Associations (HOAs). These associations provide community amenities and establish guidelines for residents. HOA regulations are detailed in the CC&Rs, provided at lease commencement. In some communities, HOA approval is required, which may extend the approval process by up to 30 days. Our team is available to assist with any questions and guide you through the process.

Do I need to pay HOA fees?

Monthly HOA fees for our McKinney properties are covered by our management. Please review and pay any utility bills received directly from the HOA.

Are there any restrictions on the number or kinds of vehicles I can keep at the home?

Generally, personal trailers, boats, campers, RVs, buses, and work trucks are not permitted within our luxury communities in McKinney. However, we advise reviewing your Lease Agreement and the Homeowners Association's (HOA) Covenants, Conditions, and Restrictions (CC&Rs) for specific guidelines.

Rental Criteria

What are the rental criteria?

Criteria include income verification, credit checks, and rental history.

What are your age requirements?

Applicants must be 18 years of age or older, or legally recognized as an adult for contract agreements. Each adult resident must submit a separate Lease Application and Fee.

What kind of information is in the background and credit screening?

All applicants undergo a background screening, including a creditworthiness assessment utilizing SafeRent Rental Property Solutions to generate a rental score, based on consumer credit report, application, and rental history. This may include payment history, bankruptcies, account details, collection activity, outstanding debt, and credit inquiries.

Do you have a minimum credit score?

SafeRent analyzes rental applications, including credit scores and reports, but we do not have a minimum credit score requirement. Credit history is one factor among many, so low scores or blemishes are not automatic disqualifiers.

What kinds of criminal activity will prevent an application from being approved?

Criminal background checks are conducted for all applicants. Lease applications will be denied for specific felony and misdemeanor convictions as outlined. These criteria do not guarantee the absence of prior convictions among current residents. Post-application convictions may result in fee forfeiture or eviction.

How do I apply for a home?

What is the status of my application?

Application progress can be tracked online in your Dashboard after payment. Our Onboarding Specialists will update your status and contact you via email if further information is required.

What is the Holding Fee?

A non-refundable $500 Holding Fee, with a signed agreement, is required within 24 hours of pre-qualification to secure a 'coming soon' luxury home. This fee will be applied to your first month's rent upon lease signing.

Can I make changes to my application after I’ve submitted it?

Application changes are permitted. A $100 Application Change Fee will apply to any modifications, including move-in date or resident/pet additions.

What happens after my application is approved?

Lease and cost sheet provided upon move-in date confirmation. Security deposit and move-in funds due 7 days prior. Certified funds and overnight delivery required for payments within 3 days of move-in. Funds must clear before move-in. Certified payments received Monday-Friday by 4 PM Phoenix time processed same day. Payment due 7 days prior; certified funds required within 3 days. All funds must clear. Can I move into the home on the weekend?

Lease agreements commence on weekdays only. For weekend move-ins, select a weekday lease start date prior to your desired weekend.

How will the information on my application be used?

Your application information will remain confidential and used solely for lease agreement purposes, including application assessment and lease management.

Fees and Payments

What are my payment options?

We offer multiple convenient payment options for your rent. Choose from fee-free bank auto-pay, online credit card payments (2.95% fee), text payments via the resident portal, mail-in checks/money orders to Progress Residential, P.O. Box 4300, Scottsdale, AZ 85261, 24/7 phone payments (debit fees $3.95-$9.95, credit 2.95%), or cash payments via WIPS™ (excluding move-in funds). Rent is accepted 22nd-8th; no payments 9th-21st.

How do I pay rent?

Please note, rent payments are accepted from the 22nd to the 8th of each month. No payments are processed from the 9th to the 21st to allow for accounting procedures.

When is my rent payment due?

Rent is due on the 1st, unless specified in your lease. A $125 late fee applies to payments after the 3rd. Refer to your lease for details.

Are there fees in addition to the monthly rent?

Potential rental fees include: $125 Lease Admin Fee, security deposits (1-1.5x rent), utilities (setup $25, monthly fees), septic ($39.60/mo), renter's insurance ($14.95/mo penalty), HOA non-compliance ($45 + fines), pet fees (see Pet Policy), and optional home features (smart home $19.99/mo, pool $175/mo, landscaping $8-$95/mo, solar - 3rd party lease).

What are my move-in costs?

Move-in costs vary by property. Pay via ACH or credit card (2.95% fee) online. Your Application Coordinator will detail additional monthly fees. All move-in funds due 7 days prior. Active duty U.S. Military may qualify for a Security Deposit discount with valid documentation (no military IDs).

How much is the pool fee?

A $175 monthly Pool Maintenance Fee applies to homes with pools, spas, or water features. This covers weekly professional maintenance. Residents are asked to assist with skimming, emptying skimmer baskets, and removing pool accessories. See the Resident Guide for details.

Do I need renters insurance?

All residents must maintain $100,000 liability insurance with Progress Residential listed as an 'additional interest.' A $14.95 monthly fee applies for non-compliance. Submit proof of coverage at Get Covered.

What is Permission to Enter?

How do I cancel or reschedule an appointment?

Cancel or reschedule appointments at 833.PRG.RESS (833.774.7377). 24 hours' notice required to avoid a $105 trip charge.

Will I be charged for maintenance service requests?

No service fee for our responsibilities. $105 minimum fee for resident responsibilities. See Home Care and Maintenance page [Link].

What should I do if I’m locked out of the house?

Contact a locksmith for lockouts. We do not have spare keys. Keep keys with you for power outages or garage door issues.

Lease

How do I sign my Lease Agreement?

Approved applicants receive Lease Agreement via RentCafe for e-signature. Sign within 48 hours.

How do I renew my Lease?

Renewal offers are emailed 65-75 days before lease expiration, including your Renewal Specialist's contact information for assistance.

How do I move to a month-to-month Lease?

Your Renewal Specialist's contact information is in your renewal email for assistance.

I received my renewal offer and noticed my rent is increasing, why?

Our rental rates are based on thorough market analysis, ensuring fair and competitive pricing. Even with increases, rates are often below full market value.

How do I add a roommate to my Lease?

How do I release a roommate from my Lease?

How do you determine the rental rate?

Rental rates are determined by fair market analysis of comparable properties, using online research, management company data, and our expertise.

What needs to be done to prepare a property for rent?

Prepare your property for quality residents: fresh paint, clean flooring, repairs, working alarms, detailed cleaning, and yard maintenance. Download the New Property Information Form [Link].

What websites do you use to market the property?

In addition to our own website, we post properties to over 50 different websites including very popular sites like Realtor.com, Zillow, Multiple Listing Service.

When do you show the property?

Vacant properties: open showings Monday-Friday, appointments Saturday-Sunday. Occupied properties are generally not shown.

Do you recommend allowing pets?

We recommend allowing pets as many renters own pets.

How do you screen prospective residents?

We require detailed applications and conduct thorough screening: residency, income, references, court records, and credit checks, to ensure responsible residents for our McKinney properties.

How long is the Lease?

McKinney leases: 1-year minimum. Renewals: 1 year, 6 months (higher rate), or month-to-month (premium rate). We'll contact you 30-60 days prior to expiration with renewal options and rent recommendations.

Who maintains deposits received from residents?

Security deposits from McKinney residents are held in a trust account. Deductions for owed amounts are made upon vacating, and the balance is refunded per Texas State Law.
